Whether you want residential, farming, commercial or industrial zones, the AI takes the zone type into consideration and builds the settlement according to your specifications, which is a lot more engaging than placing every structure yourself. These zones have multiple purposes, and it's fairly easy to select the desired one and place it on the ground.
